How to stage your home for a quick sale

One of the reasons that people choose to store with us is that they’re selling their house, so we thought we’d scour the internet and round up some helpful tips for anyone staging their home.

  1. First impressions count – people will start evaluating your house before they even step inside so make sure the outside of your home looks welcoming too. Tidy up the garden if you have one, make sure your door is clean (i.e. doesn’t have any remnants of last year’s Halloween decorations on!) and clean your windows.
  2. Clear your home of clutter – you don’t have to throw away all of your belongings but by de-cluttering your rooms, you’ll not only make the house look tidier but you’ll make the spaces look larger.
  3. Similarly, people are interested to see how much storage you’ve got and it doesn’t look great if your cupboards and closets are filled to the brim. Aim to have about 20-30% space left in each area.
  4. Consider rearranging your furniture a bit – there’s a common misconception that by pushing all of your furniture against the walls, the room will feel larger but apparently floating them away from the walls can help the space feel more friendly and open.
  5. If you’ve got a spare room that you’re just using to store things in, consider moving those items into storage and setting the room up as an office or a reading room or something that people can envisage themselves using.
  6. Painting your room in neutral colours can help potential buyers picture what they could do with the room, it is also much easier for people to paint over neutral colours than to get rid of a bold colour – i.e. less effort for the buyers.
  7. Make sure everything works – if you have any lightbulbs that are out or clocks missing batteries, these are small things but they can look like you don’t care enough about the property to fix them.
  8. Find the balance between clean and lived in – make sure the house is clean and smells pleasant, if you have a pet, make sure to let some fresh air in – you might be used to the smell but potential buyers won’t be. Maybe invite a friend or neighbour over and see what they think.
  9. Remove any potentially controversial items and anything too personal – people like to imagine themselves in the space and this is hard to do if there are lots of family photos or anything that people might be offended by. These can take pride of place in your new home but might sway potential buyers’ minds.
  10. Fresh flowers is always a nice touch – if they’re from your garden, even better!

The self storage process

As self storage can be a bit daunting, we thought we’d walk you through the process from start to finish.

First things first, locate your nearest storage facility. Once you’ve found it, either give them a call or pop in and speak to the staff. After all, they’re the experts at all things self storage!

Anyway, so you’ve decided you want to put some of your belongings into storage. Do you know how much space you’ll need? If not, try using our space calculator and size guide. These will give you an idea of how much space your belongings will take up but we always recommend that you visit the facility and ask to see the units. You might be surprised at how much you can fit into the units if you store upwards or add shelving (don’t worry, our staff can advise you on that too!)

When you visit the facility and decide to go ahead with the storage rental, you’ll be asked to fill out your details and decide whether you’d like insurance. Although the chances of damage to your belongings while they’re in self storage are small, we highly advise that you take out insurance. Ours is from NZI and is really good value, tailored, on-the-spot cover with no long forms to fill in, it may cost as little as a cup of coffee per month. You can also pick up any packaging that you might need from one of our on-site shops.

Our minimum rental period is 4 weeks and you can store with us for as long as you need to. If you find that you need to upgrade to a larger unit or downgrade to a smaller one, providing there’s a unit available, this process is simple. If there isn’t one, we’ll do our best to accommodate you. Our staff are here to help make the whole process easy for you so just ask them if you have any questions.

Once the form is completed, all you need to do is move in! You can borrow our trailer or trolleys if you need help moving your belongings, then you’re all set.

Making the most of your storage unit

When you’re planning to rent self storage, it can be tempting to buy a bigger unit than you need – just in case. But what a lot of people don’t necessarily realise is that if you utilize the height of your unit, you can fit an incredible amount inside.

This is why it’s important to visit the storage facility and actually take a look inside the units. It makes it much easier to estimate how much space you’ll need, sometimes it’s less than you think, sometimes it’s more.

Utilising self storage for business

As you know, self storage isn’t just a great option for domestic use. Increasing numbers of businesses use self storage for lots of different reasons. In fact, around 25% of our customers are businesses!

If it’s worth storing, it’s worth insuring.

Although thankfully the chances of damage to your belongings while they’re in self storage are small, it is still highly advisable to take out insurance on them.

First things first, if you’re storing items from your home, check your current home contents insurance policy to see whether the items are covered when they are away from your property and for how long they’ll be covered when they’re away from your home. Not all policies cover this but some do so it’s worth checking this first. One thing to bear in mind however if your policy does cover your contents when they are away from home, is that you might have to give them notice that you’re moving the items, and wait for this to be approved before you can actually do it.

Planning, packaging and packing

Whether you’re moving house, taking a sabbatical, starting a small business, planning to rent out your spare room on Airbnb, redecorating etc. it’s important to pack your belongings properly.

As we’ve said before, a general rule for packing is that you should put everything into boxes and anything that doesn’t fit into boxes should be covered. Even if your storage facility is clean and dry, covering up items such as mattresses and sofas ensures that they stay fresh.

Boxes should be filled to capacity but not overfilled; partially full or bulging boxes may tip or collapse. Heavy items like books and tools should be packed in smaller boxes so they are easy to handle. Packing and labeling boxes room by room makes the unpacking much easier and if you need to find something in storage you will have some idea of which carton to begin looking in.

We like to use coloured stickers on ours – make sure you put them on the side of the box and not the top though! All you need is a selection of coloured stickers and one piece of paper which indexes which colours represent which rooms. Easy!
